The cheapest houses in Baku are in this area — REASON

Noticeable changes are observed in the price dynamics of the real estate market. Especially in the segment of yard houses, the trend of price reduction is more pronounced. This is influenced by both flooding caused by excessive rainfall and restrictions related to documentation. As a result, buyer interest in the market decreases and prices continue to fall.

Regarding the matter, real estate expert Anar Nəsirov told Democrat.az that the cheapest segment in the real estate market is mainly areas selected with certain risk factors:

"After the excessive rainfall, prices have dropped more significantly in the flooded areas. Demand for yard houses had already decreased after the decision made in 2023. According to that decision, restrictions were imposed on connecting houses without extract (ownership document) and proper documentation to utility lines. This weakened buyer interest and caused prices to decline.

From that period onwards, interest in yard houses was decreasing, and the latest rains further strengthened this trend. Flooding created additional risk and concern among people. As a result, the already low number of buyers decreased even more. Currently, the cheapest type of property in the market is yard houses. The price drop is especially more distinct in houses without extract."

The expert stated that even if connected to utility lines, interest in undocumented houses is low:

"Prices in this segment are dropping faster. Overall, this trend continues in the market. The biggest price decreases are observed in areas with flood risk. Such cases have been recorded more frequently in some areas located in the directions of Mardağan, Xırdalan, Masazır, Sabunchu, and Zabrat. Floodings in these places had a serious impact on prices. Prices dropped even further in these houses, which already have few buyers. In some cases, buyer interest has nearly dropped to zero."

He said that, in general, individual houses can be divided into two categories:

"Houses with and without extracts. The largest price declines are observed precisely in undocumented houses and land plots. Interest in this type of property is currently very weak. The price decrease is mainly due to reduced demand. As the number of buyers decreases, competition among sellers intensifies. This leads to further price drops. Sellers are forced to lower prices to attract buyers.

Furthermore, flooding has also been recorded in Binəqədi and some surrounding areas. This has caused price decreases and reduced buyer interest in those areas as well. Overall, the properties that have depreciated the most in the market are individual residential houses that are undocumented and have flood risk," he noted.
